Short-Term Rental Agreement
Please read the terms below and sign to confirm your reservation at House Little Bird, Idyllwild, California. If you have a countersigned PDF copy, you can attach it below.
1.The Property
The Property is a private, single-family A-Frame cabin known as House Little Bird, located in Idyllwild, California (STR Permit 71-489). Guest agrees to use the Property solely as a private vacation residence for the number of guests listed on the reservation, up to a maximum of four (4) occupants.
2.Term
The rental term begins at the check-in time on the arrival date and ends at the check-out time on the departure date, as confirmed by the Host. Early check-in or late check-out is not permitted without prior written approval.
3.Guest Responsibility for Damage
Guest accepts full financial responsibility for any and all damage, loss, breakage, or excessive soiling to the Property, its furnishings, fixtures, appliances, linens, artwork, records, hot tub, generator, or grounds caused during the stay by Guest, Guest's invitees, or Guest's pets. Guest authorizes the Host to charge the payment method on file for the reasonable cost of repair, replacement, professional cleaning, or lost rental income resulting from any such damage. Ordinary wear and tear is excluded.
4.Care of the Home
Guest agrees to treat the Property with care, to keep it clean and secure during the stay, to report any damage or malfunction to the Host promptly, and to return the Property in substantially the same condition as at check-in.
5.House Rules
No smoking or vaping anywhere on the Property. No parties, gatherings, or events. Quiet hours are 10pm–8am. Well-behaved dogs are welcome when disclosed in advance; pets must not be left unattended inside the cabin. Please use the lockable doggie door and fenced yard as intended.
6.Hot Tub & Generator
Guest uses the saltwater hot tub and whole-home generator at their own risk. Children must be supervised at all times near the hot tub. Guest agrees not to tamper with hot tub chemistry, generator controls, or breaker panels.
7.Cancellation
Cancellation terms follow the policy displayed at the time of booking. Refunds, if any, are processed to the original payment method.
8.Assumption of Risk
The Property is located in a mountain and forest environment. Guest acknowledges inherent risks including uneven terrain, wildlife, weather, wildfire, and power interruptions, and agrees to hold the Host harmless for injury or loss except in the case of the Host's gross negligence.
9.Governing Law
This Agreement is governed by the laws of the State of California.
